Milestone inspections and structural integrity reserve studies now affect whether a building can be financed

Florida condo financing changed after new state safety laws. Buildings must complete milestone structural inspections and reserve studies, and lenders review the results. We check the association's documents before you make an offer, so you are not surprised by a building that cannot be financed.

Insurance is the other big variable. Homeowners and flood coverage can be expensive, and a wind mitigation inspection can lower the premium. We build realistic insurance numbers into your payment from the start.

Florida also offers a homestead exemption on property taxes for primary residences, which matters if you are moving there full-time.

Florida mortgage questions

Can I buy a Florida home while living in New York?

Yes. We are licensed in both states, and second-home loans are designed for exactly this.

Why are some Florida condos hard to finance?

Lenders review the building's inspections, reserves, insurance and any pending special assessments. Buildings with major unfunded repairs may need a portfolio lender or may not be financeable until repairs are done.

What closing taxes apply to a Florida mortgage?

The documentary stamp tax on the note is 0.35% and the intangible tax on the mortgage is 0.2% of the amount financed, plus recording fees.
