New York mortgage broker

New York is home. Our headquarters is on Coney Island Avenue in Brooklyn, and we arrange loans across the five boroughs, Long Island, Westchester and upstate.

New York at a glance

NYC mortgage recording tax
1.8% of the loan under $500K, 1.925% at $500K and above (borrower share, 1-3 family and condos)
Purchase CEMA
Pay recording tax only on new money when the seller's mortgage is assigned
Co-ops
No mortgage recording tax; board approval and post-closing liquidity rules apply
Mansion tax
1% on residential purchases of $1 million or more, higher in NYC at $2 million and up

New York is the most complicated place in the country to finance a home, and that is where a local broker earns its keep. Co-ops have boards with their own financing rules, many new condos have not yet met agency approval standards, and every house and condo purchase carries mortgage recording tax.

Because we are based in Brooklyn and close New York loans every week, we know which lenders will lend in which buildings, and how to structure a Purchase CEMA so buyers keep thousands of dollars at closing.
